The After the Storm Inspection is a visual, non-invasive examination of your home or property following a storm. The goal is to identify and document areas of water intrusion, potential water damage, or conditions that could lead to moisture problems if not addressed. This inspection provides valuable information for homeowners, buyers, and insurance purposes.
The inspection covers the following: • Exterior Surfaces: Eaves, windows, doors, siding, roof, and crawlspaces. • Interior Surfaces: Ceilings, walls, floors, trim in kitchens, bathrooms, bedrooms, living areas, attics, garages, and utility rooms. The focus is on identifying water intrusion and conditions that could lead to it, such as damage to roofing, siding, or flashing.
At the inspector’s discretion, moisture meters and thermal cameras may be used to detect hidden moisture that isn’t visible to the naked eye. These tools help pinpoint potential water intrusion issues in a non-invasive and non-destructive way.
No, the After the Storm Inspection does not include mold testing by default. However, if moisture intrusion is found, you can upgrade to a Mold Inspection, which includes sample collection and lab analysis for an additional fee. This upgrade will help you determine if mold is present.
The inspection only reflects the condition of the home at the time of the inspection. It is not a guarantee of future water intrusion, nor can it detect moisture problems in areas that are inaccessible, hidden, or behind walls.
If moisture is detected, it’s important to stop the source of the moisture right away and begin drying out the affected area. Some materials may need to be replaced if they cannot be dried quickly. We recommend consulting a moisture intrusion specialist to assess the situation and take corrective action.
A “Potential Concern” means we observed a condition that may not be causing water intrusion right now but could lead to it in the future if left unaddressed. For example, rust on roof flashing or minor damage to siding may not cause immediate problems but can lead to moisture intrusion over time. We recommend having a specialist inspect these areas further.
Yes, both buyers and sellers can schedule the After the Storm Inspection. However, the current homeowner must approve the inspection and grant access to the property.
Cancellations made within 24 hours of the scheduled inspection time will incur a 50% cancellation fee. Please contact us as soon as possible if you need to reschedule or cancel.
The After the Storm Inspection is focused solely on identifying water intrusion and moisture-related issues. It does not assess the overall condition of the home’s systems (electrical, plumbing, HVAC, etc.) or structural components, which would be covered in a full home inspection.
The starting price for an After the Storm Inspection is $250. Additional fees may apply if you choose to upgrade to a mold inspection or if the property is larger or has complex areas to inspect.
In most cases you will receive the inspection report the same day the inspection is completed. The report will detail any areas of concern, moisture evidence, and recommendations for further action if necessary.
