  • RESIDENTIAL HOME INSPECTION -    A home inspection is a non-invasive, visual examination of the accessible areas of a residential property (click link below), performed for a fee, which is designed to identify defects within specific systems and components defined by the Standards of Practice (SOP) that are both observed and deemed material by the inspector. The scope of work may be modified in writing, by the Client and Inspector prior to the inspection process. The home inspection is based on the observations made on the date of the inspection, and not a prediction of future conditions.   • CONDOMINIUM INSPECTION -  A Condo inspection is a non-invasive, visual examination of the components that the buyer or homeowner is responsible for.  The standard condominium inspector’s report will cover the condition of the condo’s heating system; central air conditioning system (temperature permitting); interior plumbing and electrical systems; walls, ceilings, floors, windows and doors.  Our thermal imaging  test is an advanced, non-invasive technology that allows the inspector to show homeowners things about their homes that can't be revealed using conventional inspection methods. This condominium inspection is a partial inspection, it does not include the exterior components of the property, crawlspace or attic and all of the components contained therein as this is usually owned by the association and is not owned by the buyer or home owner. 


  • MOBILE HOME INSPECTION -  A manufactured home inspection is a complete inspection of the home, from the roof to the ground. There are specific areas that are thoroughly inspected such as roofs, plumbing, electricity, heating and cooling, and flooring. A competent, licensed inspector for manufactured homes understands the unique issues of factory-built homes. This knowledge allows them to pinpoint current and future issues that may be unsafe, lower the value of the home, or be too expensive to repair. Our thermal imaging  test is an advanced, non-invasive technology that allows the inspector to show homeowners things about their homes that can't be revealed using conventional inspection methods.  


  • PRE-DRYWALL INSPECTION- refers to a phase during the homebuilding process just after the installation of certain elements – such as the doors, windows, foundation, flooring, wall and roof components, plumbing and electrical rough-in – and right before the drywall is hung.  We inspect the construction on the buyers behalf up to that point and then we will come back out to inspect post drywall.


  • 4 POINT AND WIND INSPECTION -  A 4point inspection and/or a wind mitigation inspection is a very limited inspection. It is not nearly as comprehensive as a residential home inspection. Citizens requires a four-point inspection for all homeowner, dwelling and mobile home applications for properties more than 30 years old. A Florida-licensed inspector will check the home’s electrical system, plumbing, heating/cooling system (HVAC) and roof. The inspector must provide the age, type and condition of the wiring, heating and plumbing systems, and roof. Any serious hazards or deficiencies (such as exposed wiring, active leaks or evidence of leaks) should be repaired before an application for coverage is submitted.  Wind-damage mitigation features protect against wind damage by helping your home withstand these forces.   • AIR QUALITY MOLD TEST - In FL, mold is present everywhere and at all times. Many people are burdened by allergies and having the Peace of Mind to know that spore counts are not elevated in their breathing spaces prior to purchasing a home can alleviate those concerns and save expensive remediation costs.   • SEWER SCOPE INSPECTION - During a full home inspection, we run the water to uncover possible drainage issues, but that does not tell us the full condition of what is underneath the home line to the city connection.   • ENHANCED POOL INSPECTION WITH WATER LOSS DETECTION - While your swimming pool may be a major source of enjoyment, it needs to be kept in good working order to be usable and not damage the surrounding area.   • LEAD BASED PAINT INSPECTION - (Only recommended for homes built prior to 1978 and based on availability, please call the office to book) - A visual inspection with sample collection and lab analysis to identify lead based paint in the home. All inspections will be performed by a certified inspector or risk assessor in accordance with methods and standards established either by the EPA or a State or Tribal program authorized by the EPA. We will provide you with a written report of our opinions. NOTE: Lab turnaround time = 72hrs.   • WDO/TERMITE performed by an affiliate -  Although commonly referred to as a "termite inspection," WDO stands for "wood-destroying organism," and a proper WDO inspection looks for evidence of infestation by termites (both subterranean and dry wood types), wood decay, wood devouring beetles, as well as evidence of past infestations, damage to wood, or conditions conducive to infestation; and evidence of past treatments.


  • RADON TESTING performed by Radon Associates -  Radon is an invisible, color-less, odor-less, taste-less radioactive gas that occurs naturally due to the decay of uranium within the ground.  Radon is naturally found outside in the air we breathe, but typically in such low concentrations that it really doesn't pose a health threat outside.  The issue with radon is when it becomes trapped in our houses and the concentrations become large enough to pose a health risk to the occupants inside the home.  We spend nearly 80% of our time indoors.  The only way to know if your house has elevated levels of radon is to test for it.  The EPA recommends that every house be tested for radon!  They also recommend testing every two years thereafter.
